Why slabs settle here

Sandy soil washes and consolidates. Water from a downspout, an irrigation leak or a poorly graded yard moves fine material out from under a slab, and the slab drops into the void. The concrete itself is often perfectly sound — it just isn't supported anymore.

Lifting instead of replacing

Leveling fills the void beneath the slab and raises the section back toward its original elevation. Where it's appropriate, it's faster and less disruptive than demolition and a new pour, and the slab is usable again quickly.

Where leveling works well

• Driveway panels that have dropped at a joint

When it won't help

Leveling raises sound concrete. If the slab itself is broken into pieces, badly cracked, or crumbling, lifting it just relocates the damage. And unless the water source that caused the settlement is addressed, it will settle again — so we look for that first.
